Possible paths, depending on your situation

No single solution fits every property. After a short conversation about the property and your goals, Marcus will tell you which of these is worth pursuing — and which isn't.

An as-is purchase

For owners who want to skip repairs, showings and a long timeline. Whether an as-is purchase makes sense depends on the property, the numbers and your goals.

A traditional sale or listing

If maximum market exposure is likely to net you more, Marcus can talk through listing the property in his capacity as a licensed Connecticut real estate salesperson.

An investment purchase

Multifamily, tenant-occupied, distressed or vacant properties often have options that a standard sale doesn't address.

Other mutually agreeable structures

Where appropriate, there may be alternative purchase structures worth discussing. Nothing is binding until it's in a signed written agreement.

Not every property will receive a cash offer, and Marcus won't pretend otherwise. If an investor-style sale isn't your best option, he'll say so.

What this means for you as a seller. If a sale is structured as a wholesale contract, Marcus Prince does not take title to your property and may assign the contract to a third-party buyer. Before you sign, you receive the DCP wholesale disclosure report in writing, the contract must set a closing date no more than 90 days out, you have three business days to cancel for any reason without penalty, and no lien may be placed on your property under that contract. Marcus Prince also holds a Connecticut real estate salesperson license (#RES083129), and that license is disclosed to you in any transaction.
